I just signed my 2nd lease here. The people who are writing negative reviews are clearly people who have never lived in old buildings, and probably don't actually go to the office when they have an issue. The office is 4 minutes away in Hillcrest Apartments. Someone is always there, usually Brenda. Brenda is reasonable. Be kind to her, and follow up, and she is very helpful. This is not like living in a new building - expect to put in some elbow grease yourself. Heck, I've renovated buildings on 200N, I'll help you. Many residents have lived here for years, and love it. The manager is the same as the last time I lived here, 5 years ago (the aforementioned Brenda). Particularly angry people are overstating the negatives of this property and staff. While I'm empathetic to their anecdotal issues, I want to write the positives because I want good neighbors who like the charm and aren't afraid to live in a building with character. If you don't ever want to worry about anything related to maintenance, you may not want to chance moving here. If you're excited to have an experience you can own, then you'll love the Kensington. The Good: 1) The location is absolutely unbeatable. 3 minutes walk to city creek, 5 minutes walk to the capitol, extremely quiet street. 2) Neighbors are quiet and kind. It's a very safe area. 3) The charm and square footage for the price is a bargain. People who are saying they're paying an arm and a leg clearly did not price shop, or are comparing their 2 bedroom units with large dining and living rooms to 450 sq ft studios in a new complex. 4) The staff, contrary to these reviews, are reasonable and kind. 5) I actually really like having more responsibility over my apartment. If i see a little mold in the corner of the bathroom, I get out my bleach. This is very normal in old homes - the ventilation code was not the same back in the day. If a door isn't closing right, I fix the hinge. I touch up paint. This is a small taste of what being a home owner is like, which I enjoy - these things are not expensive, and take a few minutes. The Bad: 1) The washing machines are fine, but a few of the dryers suck, and there's not enough of them. If you don't know which ones are bad, you'll end up spending way to much running the dryer 3-4 times. Wash your clothes somewhere else or get a laundry delivery service (the choice of most residents who have been here for years). 2) The temp control - summer is sometimes too hot and winter is sometimes too cold if you are used to perfect a/c and heat. If you're used to drafty old buildings that often swing 5 degrees high or low, and you know how to close the valves on your radiant heat and open your window, it's fine. 3) Speed of Maintenance - the maintenance staff is good, they just have their hands full. Go directly to the office in addition to sending an email, and be kind, recognizing that the staff has literally nothing to do with the fact that this building is insanely old. A full reno isn't even possible with a building like this - you'd have to level this thing, and that would be sad, because there aren't many building with character like this left. 4) Utilities - expensive. It's an old building, utilities are really high. I'd say that for me this has been the strongest negative. In a 2 bed I average around $300/month depending on the time of year. That's probably 50% more ($200/month) than the same square footage in a new place. If you expect it and budget accordingly, it's less of a big deal. 4) Main street has some serious potholes in the metered parking. Them thangs is deep.

Previously left a bad review, but Brenda the manager made right by it by coming by today and making sure everything in the apartment that could be wrong was marked down and I assume most will be fixed. I was worried about the previous reviews so it fixed my opinion on this property, but this leaves me to believe things are going in a good direction. Thanks Brenda!

Management really care about tenants, can be stretched thin sometimes because of the amount of requests they get in, but they show up and take care of it first thing. Alex and Josh as the maintenance crew were phenomenal today, answering a call within a couple hours and fixing the problem within half an hour.

I love the Kensington, the manager Brenda is always great about responding to any questions or concerns in such a timely manner. It's a great location so close to everything downtown I don't even have to drive on the weekends. I definitely plan to renew when the time comes!

This place has honestly been pretty great, and apartment management has been really responsive to any issues I bring up to them. I especially recommend this apartment over Park Capitol down the street (unlike Kensington, Park Capitol has absolutely no care in providing livable shelter). The Kensington apartments are in an extremely old building, so if you’re bugged by noises of neighbors walking, and just living their lives, then this probably isn’t the place for you. There is reviews talking about packages being stolen. This is honestly more of an issue with the delivery services in this area. I’ve seen FedEx leave packages in the middle of sidewalk outside. The laundry room is honestly the best apartment community laundry room I’ve seen. The dryers have issues, but I’ve seen them get fixed pretty frequently in the short amount time I’ve lived here. Part of the reason they break so often seems to be people refusing to ever clean out the lint trap, so the exhaust on the dryers get clogged quickly. My only real complaint is that you have no control over the radiators. So, if one tenant complains that they are cold the boiler system has to be turned on for every apartment and it gets miserable. All experiences I’ve had with apartment management and maintenance have been really awesome. Maintenance has especially been great. The neighbors and people that live around here are pretty chill too. Overall this has been a really good experience.

I lived at Kensington for just over a year and loved it. The wood floors, brick accent wall and unique architecture were all beautiful plus I had an amazing original stained glass window. The downtown location was perfect for me too. My job relocated but I will definitely check back with Kensington if I end up back in SLC.

Update: after living here a few months a few more pros/cons: We had to go with a provided internet rather than our own. Paying 5$ less per month for slower internet. If we want our own we have to pay for both. The radiant heaters will no longer be used and we'll all need to use wall units instead that don't seem to heat the apartments evenly. CAM charges have steadily increased since moving in. And new billing system doesn't itemize expenses. A pipe burst above my apartment a week and a half ago, and although it was taken care of very quickly, I am still waiting for water damage to be repaired in my units bathroom from the first leak I had 4 months ago, plus all the others since. Pros: new laundry machines, but increased price per load of laundry. And we still have the best neighbors and maintenance people ever! I took a star off because fees are increasing without increased quality of living, and I think maintenance has their hands full /could use extra hands w/the age of these units. I've dealt with both managers and they are each really nice, responsive, and great to work with. Walking around other parts of the city, these apartments don't have the same exterior invasive bird/pest problems I've seen at other old apartment buildings. The only cons are: maintenance due to the nature of the old building, the shared laundry machines don't work that great, cost of parking to pay for a garage, and the cost of living near the city (I think rent is reasonable for now but based other reviews am hoping that lease renewals will be financially bearable.) The big pros for me are that the apartments have tons of charm, allow/accommodate pets with poop bags and garbage cans around the exterior, are in a great location, and I feel safe. Everyone I've met that lives here so far is laid back and easy going. The leasing process was super easy and fast. I could see myself staying here for a while.
